About this application

Turn a lease into a checked abstract of its key terms. Paste a lease, commercial or residential, or several separated by a line with === (text only, up to 5 per run), and list the terms you need once: parties, premises, term, rent and reviews, deposit, service charge, options, use, assignment, repairs, insurance, or your own. Each term comes with the lease sentence it was read from, checked word for word against your text. The end date, the notice dates, the option windows, the rent schedule (rent-free months, fixed steps, percent increases) and the rent still to pay to the first break or the end are counted by code from the quoted terms; a review to market rent or to an index is shown as to be agreed, and a notice date on a weekend moves to the previous business day. A term the lease does not state, or states unclearly, goes to Needs a person instead of a guess. Every lease is a card on your Abstracts board (Draft, Reviewed): run it again with no new text and the dates and the rent move by themselves; Reviewed and notes you set by hand are never rewritten. Settings: your terms, run date, date order, soon window, days off, leases per run, skip or read again, and preview only. Needs no account. Nothing is sent, signed or filed, and it is not legal advice. For renewal and notice alerts across all contracts, see Renewal Deadline Radar; for duties with dates, see Obligation Tracker.
